Urban Campus continuously seeks additional buildings to create new different type of buildings (student housing, coliving, multifamily, affordable, flexliving…) in up-and-coming neighborhoods in European main cities, especially France and Spain. Through partnerships with real estate investors, buildings can be acquired and managed by Urban Campus.
The role of the Real Estate Development Manager / Responsable Développement Immobilier is to source these opportunities from developers, brokers, sellers or landlords analyze the deal (market study, business plan, establish CoC and IRR…), secure the buildings, negotiate attractive economic and legal terms and support the transformation into operational buildings.
The position is based in Paris and will report to the Head of France.
Here is what will be expected from you:
Real Estate Business development
Source, identify, negotiate and deliver new real estate projects to be operated as urban campuses in France
Strengthen our partnerships with existing strategic shareholders by sourcing and securing (LOI, set-up contract…) new projects
Build strong relationships with developers, investors, landlords, brokers, municipalities and other real estate professionals
Execute real estate acquisitions of assets to be developed into Urban Campus residences, in partnership with capital partners
Real Estate Business analysis
Assist in the preparation of feasibility studies to identify the optimum use of sites or buildings taking full account of the specific circumstances, opportunities, market constraints, and wider UC business requirements.
Analyze opportunities to evaluate operational, legal and financial viability
Optimize the project in terms of finance, and find the right product in each location (student housing, coliving, multifamily, affordable, flexliving…)
Establish business plans, recommend improvements and provide creative solutions to close development deals
Supervise negotiations of development agreements (including legal and technical documentation).
Prepare financial modeling to assess the viability of schemes, guide decision making and inform value engineering for the spaces under management
Prepare and present monthly activity reports.
Monitor budget and project performance to manage and regularly report on progress (e.g. minutes, progress reports, management reports, quality reports).
Organize and/or participate in real estate events and raise awareness of the brand
Project & Account management
Lead progress of development deals from identification to hand-over, from first sketches to opening, in collaboration with project management and operations teams
Manage relationships with the Architecture & Design Team to ensure construction projects are completed in a timely manner, designed according to plan and within budgetary guidelines. This includes ensuring the team follows procedures around technical development cost and quality control, and that all required permits and approvals are obtained.
Work closely with the Operations and Leasing Teams to ensure the end product is appropriate for market and that operating budgets and relevant development assumptions in the financial model are accurate.
Develop and maintain relationships with relevant stakeholders, including local authorities, occupiers and adjacent owners and appropriately manage on-going communications related to the proposed development.
Maintain good working relationships with existing clients previously to enhance client retention and new sales through referrals and references.
Master’s degree in Business School or equivalent
+7 years of demonstrable experience in real estate within investment, asset management or development positions
Strong numeracy skills; able to manage and formulate Excel feasibility studies and deal flow experience
Capability to close deals (negotiation-minded, etc.)
Strong organizational and project management skills with the ability to effectively track, report, and manage multiple projects and priorities where meeting deadlines is critical
Strong written and verbal communication skills, including the ability to effectively write and present reports and information
A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives
Entrepreneurially minded, analytical and result-driven, creative thinker with high intellectual curiosity and comfortable working in a fast-paced startup environment
Complete fluency in French and English. Any other European language is a plus
