The context 🏡

Colonies is accelerating its development in Europe. Reporting to the Project Management team, you will be in charge of a portfolio of residential projects on the German market to be restructured, renovated and fitted out in accordance with the Colonies concept, in order to allow them to be put into operation in coliving.

This is a new role - if you are interested in supporting the international development of Colonies and adapting our construction/works project management processes to the German market - this job has been tailored for you!

Your mission? 🚀

Your main responsibility is to supervise the budget, guarantee the schedule and ensure the programmatic monitoring of projects. You are vigilant to changes and hazards, especially during the construction phase, and you take appropriate decisions when facing these changes.

More concretely, you will follow the projects from the acquisition of the residences by our investor partners until their delivery.

Therefore, you will be responsible for :

• Estimating the cost of the works and the technical feasibility of the projects;
• Setting up external project management teams (architects, design offices, technical inspectors, surveyors, etc.) and contracting them;
• Preparing consultation files for companies;
• Consultation, analysis of offers, negotiation and awarding of contracts;
• Monitoring of execution and coordination of external partners, monitoring of contract compliance;
• The order and follow-up of the installation of equipment and furniture (FF&E);
• Acceptance of works and monitoring of the lifting of reservations;
• The financial and administrative closing of projects (town planning compliance).

You will actively contribute to the adaptation of processes, methods and documents specific to our projects in order to deploy project management in Germany.

You will be responsible for building up a network of reliable partners (e.g. contractors, suppliers, project managers, design offices) and for building their loyalty over the long term.

You negotiate technical specifications and service limits for new development projects, ensuring that Colonies' interests are protected.

On a day-to-day basis, you will work closely with a Development Manager, Asset Managers and our team of Architects and Designers, who will provide their expertise on the management and appropriation of spaces.

Finally, you will actively contribute to the continuous improvement of Colonies' products, especially with regard to operational issues and by taking initiatives such as carrying out tests, monitoring regulations, automating certain tasks, improving our processes...

Your profile 🎩

You have a good understanding of construction project management ? (Reading plans, participating in design phases, putting stakeholders into dynamics, setting out schedules and construction phases, knowledge and analysis of regulations, defining and piloting a budget, etc)You know how to negotiate with partners, keep objectives in terms of budget, deadlines and quality ? You are result and business orientedwith strong interpersonal skills ? You know how to communicate effectively and thus adapt to your interlocutors as to the circumstances you meet ? You are fluent in English and German - fluency in French is a plus.
